Terms & Conditions of Service & Statutory Disclaimers
Please read these Terms & Conditions ("Terms", "Agreement") carefully before using the StreetInsight UK web application operated by StreetInsight UK ("we", "us", "our", or the "Company"). By accessing or using the service, you confirm that you have read, understood, and agreed to be legally bound by these terms.
1. PRELIMINARY RESEARCH ACCELERATOR ONLY: StreetInsight UK is an automated algorithmic data aggregation tool provided solely to assist, streamline, and accelerate initial desk-based research. Nothing contained on this website constitutes legal advice, financial advice, RICS surveying, formal valuation, mortgage qualification, structural advice, or official local authority search.
2. NO RELIANCE FOR ACQUISITION DECISIONS: Under the laws of England and Wales, the doctrine of Caveat Emptor (Buyer Beware) applies to all property transactions. You MUST NOT rely upon any score, rating, metric, price-paid record, crime marker, flood risk level, school proximity, or highway bypass data generated by this service as the primary basis for committing capital, bidding at auction, exchanging binding contracts, or completing any real estate purchase or lease.
3. COMPULSORY LEGAL SEARCHES: You are strictly obligated to instruct an independent, qualified UK solicitor or licensed conveyancer to commission official statutory local searches (including LLC1 Local Land Charges, CON29 Enquiries, CON29DW Drainage & Water, Environmental Search, and Chancel Repair Liability) and an independent RICS Chartered Surveyor to conduct an official physical inspection before purchasing any property.
1. Acceptance of Terms & Nature of Service
1.1. By accessing or querying the StreetInsight UK platform, you enter into a binding agreement under the laws of England and Wales. If you do not agree to these Terms in their entirety, you are strictly prohibited from using the platform.
1.2. StreetInsight UK provides software algorithms that aggregate, cross-reference, and visually present publicly available UK governmental and open-access spatial datasets. The service is provided on an "AS IS" and "AS AVAILABLE" basis.
2. Sourcing Transparency & Open Government Licences (OGL v3.0)
All data feeds utilized by StreetInsight UK are derived from official public bodies under open licenses. We do not independently verify, audit, or physical inspect properties:
- UK Police & Crime Incidents (data.police.uk): Published by the Home Office under the Open Government Licence v3.0 (OGL v3.0). Crime coordinates are subjected to official Police UK anonymisation "snap-points" to protect privacy. Incidents reflect reported crimes, not convictions.
- HM Land Registry (Price Paid Data): Contains HM Land Registry data © Crown copyright 2026, licensed under OGL v3.0. Land Registry data is subject to registration lag (typically 3 to 12 months from transaction completion).
- Flood Risk Assessment (Environment Agency & Defra): Flood risk classifications (Rivers/Sea and Surface Water) are derived from the Environment Agency long-term flood database (© Environment Agency 2026, OGL v3.0). They represent broad mathematical catchment modeling and do not replace a site-specific Flood Risk Assessment (FRA) or official Environmental Search.
- Demographics & Census (Office for National Statistics): ONS Census 2021 data (© Crown copyright 2026, OGL v3.0) aggregated at Output Area and Ward levels.
- Schools & Ofsted (Department for Education): Derived from DfE Get Information About Schools (GIAS) and Ofsted inspection outcome records (OGL v3.0). Inspection ratings reflect historical snapshots and are subject to change.
- Cartography, Transport & Amenities: OpenStreetMap (ODbL), Ordnance Survey OpenData, and Postcodes.io.
StreetInsight UK does not warrant that third-party public databases are uninterrupted, timely, error-free, or complete.
Street-level crime telemetry on StreetInsight UK is populated via the official UK Home Office database (data.police.uk). Users must take note of significant statutory non-reporting gaps across specific UK police forces and regions:
data.police.uk portal. Any incidents recorded in the Greater Manchester territory on this platform reflect transit incidents logged exclusively by the British Transport Police (BTP). A zero or low incident count in Greater Manchester DOES NOT indicate low crime or absence of criminal activity. Users must consult GMP directly via official force publications or local authority safety reports.
Under no circumstances shall StreetInsight UK be held liable for any decisions made on the presumption that a zero or low incident count in non-reporting police areas represents safety or absence of crime.
3. Absolute Disclaimer of Warranties & No Professional Advice
3.1. NOT FINANCIAL OR INVESTMENT ADVICE: StreetInsight UK is not authorized or regulated by the Financial Conduct Authority (FCA). None of the metrics, yield calculators, estimated valuations, or algorithmic summaries constitute financial promotions, investment recommendations, or credit broking.
3.2. NOT LEGAL OR SURVEYING ADVICE: The platform does not examine title deeds, covenants, easements, rights of way, Article 4 Directions, HMO licensing registers, planning enforcement notices, boundary disputes, or ground stability.
3.3. "AS IS" WARRANTY DISCLAIMER: To the fullest extent permitted by applicable law, StreetInsight UK disclaims all warranties, express, statutory, or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, and operational continuity.
4. Complete Limitation of Liability & Financial Cap
4.1. EXCLUSION OF CONSEQUENTIAL DAMAGES: UNDER NO CIRCUMSTANCES SHALL STREETPULSE UK, ITS FOUNDER(S), DIRECTORS, OFFICERS, EMPLOYEES, CONTRACTORS, OR AGENTS BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, EXEMPLARY, OR CONSEQUENTIAL DAMAGES WHATSOEVER, INCLUDING WITHOUT LIMITATION:
- Loss of profits, loss of rental income, loss of capital, or missed investment opportunities;
- Property depreciation, structural failure, subsidence, or undisclosed flood occurrences;
- Abortive legal fees, survey costs, auction deposits, or mortgage valuation fees;
- Decisions to buy, sell, let, or decline any property transaction;
- Inaccuracies or omissions in public police, flood, school, or land registry records.
4.2. AGGREGATE LIABILITY CAP: If, notwithstanding the provisions of this Section, liability is found by an English court of competent jurisdiction, the total aggregate liability of StreetInsight UK to you for all claims arising under or related to this Agreement or your use of the platform shall not exceed the lesser of: (a) £50.00 (Fifty Pounds Sterling), or (b) the actual fees paid by you to StreetInsight UK during the three (3) months immediately preceding the claim.
5. User Indemnification
You agree to defend, indemnify, and hold harmless StreetInsight UK, its officers, directors, contractors, and developers from and against any and all claims, damages, liabilities, losses, judgments, costs, and expenses (including reasonable legal fees) arising out of or resulting from: (a) your use of or reliance on the platform; (b) your violation of these Terms; or (c) any property investment decision, transaction, or contract entered into by you or your clients.
6. User Accounts, Virtual Credit Wallet & Anti-Scraping Policy
6.1. Virtual Credits: Promotional and purchased credits are digital access units consumed upon query execution. Credits have no cash value and are non-refundable once consumed.
6.2. Prohibition of Automated Extraction: You shall not use any automated web crawlers, scrapers, bots, or scripts to harvest, extract, or mirror data from StreetInsight UK without prior written consent.
7. Payments, Digital Content, Strict No-Refund Policy & Lifetime License Scope
7.1. Supply of Immediate Digital Services (UK Statutory Waiver): In accordance with the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, by purchasing credits, subscriptions, or lifetime passes on StreetInsight UK, you expressly request and consent to the immediate digital delivery of our proprietary data algorithms and spatial reports. You explicitly acknowledge that once digital delivery has commenced and search credits are credited to your account, you waive any statutory 14-day cancellation or cooling-off rights.
7.2. Strict No-Refund Policy on Consumed Credits: Because StreetInsight UK incurs instant computational, spatial GIS rendering, and public data querying costs for each postcode analysis, all purchases of virtual credits, audit unlocks, and digital access plans are final and strictly non-refundable. Once credits have been utilized, spent, or partially consumed to view crime incident maps, flood risk models, school catchments, or PDF reports, no refunds, chargebacks, or credit reversals shall be provided under any circumstances.
7.3. Definition of "Lifetime Access" (Operational Product Lifetime): Any plan, license, or promotional code marketed or sold as "Lifetime", "Lifetime Deal", or "Lifetime Pass" (including promotions via AppSumo or third-party marketplaces) refers strictly and exclusively to the commercial operational lifetime of the StreetInsight UK product and website. "Lifetime" does not define or imply the natural lifespan of the individual user or buyer, nor does it guarantee perpetual, indefinite availability of the service.
7.4. Service Discontinuation, Sunsetting & Cessation: In the event that StreetInsight UK ceases operations, discontinues the software platform, or sunsets the service for any business, commercial, or technical reason:
- All lifetime licenses and digital credit balances shall terminate simultaneously upon the announced sunset date without further liability;
- No monetary refunds, prorated credits, restitution, or damages shall be due or owed to any lifetime license holder beyond any formal 60-day money-back guarantee period explicitly provided by authorized distribution platforms (such as AppSumo) at the point of purchase;
- The Company shall endeavor to provide registered users with reasonable advance notice (typically 30 calendar days) via electronic mail prior to permanent service decommission.
8. Governing Law & Exclusive Jurisdiction
These Terms and any dispute or claim arising out of or in connection with them or their subject matter or formation (including non-contractual disputes or claims) shall be governed by and construed in accordance with the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction to settle any dispute or claim.
